  Lettings & Management Services. Costs and Features

A service for Landlords who are looking for a complete 'hands on' letting service covering all areas in London. We manage properties across  London and can tailor our service to meet your needs. Our agents respond quickly providing security and peace of mind to our Landlords, wherever you are in the world, and the knowledge that your property is in safe hands. Managing a property can be time consuming and extremely demanding. We understand the needs of our Clients and offer a professional approach to the task in hand. We aim to provide you with an efficient and professional service keeping you in regular contact throughout the tenancy.



                   We are available out-of-hours:

                   Sometimes  you may need  to contact  us outside office hours. We  provide
                   Landlords with a support service for all managed properties through to 10pm
                   7 days a week;  we  are available  for  urgent  matters 24h, 365 days a year.



 

Letting Service - 9.5%

The letting service will include:

Free online advertisement (see above)

(E-)Display advertising for maximum exposure to a wide range of tenants

Tenant Screening to help you choose a suitable candidate for your property

Preparation of a property inventory. We will prepare a full descriptive inventory of all items left in the
   property; written inventories and schedules of condition at the start of the tenancy.

Tenancy Agreement. Tailored agreements will be charged at £20.

Free Tenant referencing and credit check

Free property valuation (by email, telephone or visiting you)

Accompanied property viewings.

Ensure that the property complies with all applicable safety regulations.

Tenant check-in and advise on any dilapidations. Support at the moving in stage.

Arrange payment and collection of a holding deposit and initial rent.

 

Rent Collection Only - 3%


If you are away and collecting you money is difficult for you we can help.

Rent and deposit collection.  Collect rents on a regular basis,  and you will be paid either by BACS, Cheque or Cash whichever you require. Hold tenant security deposit (if required) of at least the equivalent of 1 months' rent) in a separate non-interest-bearing account.

Where you may already have tenants in place and would like some help with the collection of rent we can assist.

This service includes:

Rent monitoring and collection

Follow up calls

Detailed monthly rental statements (also available via email)

Direct bank transfers to Landlord's account
 



Letting and Rent Collection - 10.5% of the monthly rent



Our most popular service and is suited to Landlords who would like help in choosing a suitable tenant and the administration of rent,
but are happy to look after any repairs or maintenance that might be needed from time to time. Payable for the period of the tenancy and all extensions:

Let us look after your property from start to finish. If you're thinking of travelling or living overseas for an extended period or, are simply too busy to look after your property this service is for you.

This includes all the detailed services from the pre-letting inspection, letting, rent collection, maintenance, property inspections and full emergency cover. Payable for the period of the tenancy and all extensions. This will also include:
 

Undertake to respond to all emergencies 24/7 and all non-emergency work within
   48 hours

Tenants calls

Quarterly property inspections

Property Maintenance and supervision
